The Bahamas does not operate a citizenship-by-investment programme. No amount of money buys a Bahamian passport, and any agent suggesting otherwise is describing something that does not exist. What the Bahamas does offer is a residency-by-investment route — permanent residency through real estate — which is a genuinely attractive proposition for the right person, provided you understand what it is and is not.

What is actually on offer: permanent residency

The Bahamas grants permanent residency to investors in approved residential real estate. The headline terms:

  • Investment: from USD 750,000 in approved residential property.
  • Timeline: permanent residency typically within 6–12 months.
  • Accelerated consideration for investments above USD 1.5 million.
  • No annual stay requirement to maintain the status once granted.

That last point is what makes it useful. Permanent residency can be held without relocating, which suits people who want a lawful, zero-tax base in an English-speaking jurisdiction an hour from Florida — without uprooting their life to get it.

The tax position

The Bahamas levies no personal income tax, no capital gains tax, no inheritance tax and no wealth tax. VAT of 10% applies to goods and services, and Real Property Tax applies to property owners. For anyone whose planning turns on income and gains rather than consumption, that combination is the actual draw — not the passport.

A separate, lesser option: the remote-work visa

The BEATS programme (Bahamas Extended Access Travel Stay) grants a one-year renewable stay to remote workers, with a USD 1,000 application fee and proof of remote income. It is quick — typically four to eight weeks — but be clear about its ceiling: it does not lead to permanent residency, and it does not lead to citizenship.

Why citizenship is a different question entirely

Bahamian citizenship exists, but it is not a product. It requires roughly ten years of legal residence and remains at government discretion — there is no standard naturalisation route for economic residents, and permanent residency does not convert to a passport on a timetable you can plan around.

Beyond long residence, Bahamian nationality is principally acquired by descent, by birth in the islands in defined circumstances, or through marriage — routes governed by the Bahamas Nationality Act and administered by the Department of Immigration. These are matters of status and family circumstance, not investment, and anyone in one of those categories should take the current position directly from the Department rather than from any summary, including this one.

How to think about it

If your objective is a second passport, the Bahamas is the wrong jurisdiction — the Caribbean citizenship-by-investment programmes in Grenada, Dominica, Saint Kitts & Nevis, Antigua & Barbuda and Saint Lucia are the routes that actually grant citizenship, generally within three to six months.

If your objective is a zero-tax residency base with no stay requirement, close to the United States, in a stable English-speaking jurisdiction — the Bahamas is a strong candidate, and the USD 750,000 property route is the mechanism.

Confusing the two is the single most common and most expensive mistake made about this jurisdiction.
